2. Input Monthly Property Expenses

  • Add the following to calculate total monthly obligations:

      • Principal & Interest (loan payment estimate)
      • Taxes
      • Insurance
      • HOA dues (if applicable)

3. Click “Calculate”

The calculator will automatically compute your DSCR using the formula:
DSCR = Monthly Rental Income ÷ Monthly Expenses

4. Review Your Result

  • A DSCR of 1.00 or higher typically qualifies.
