2. Takeout/Exit Loan (DSCR Refinance)

  • Long-term financing based on rental income (DSCR)
  • Up to 80–85% LTV on the new appraised value
  • No tax returns or W-2s needed
  • Interest-only and cash-out options available

Investor purchases a distressed duplex for $220,000
Renovation cost: $60,000

After-repair value (ARV): $375,000
FMP funds purchase + rehab: $280,000 total loan
Property is rented for $3,400/month
Investor refinances into a DSCR rental loan at 75% LTV
